Because one of the owners has multiple chemical sensitivities, they operate the home hygienically. No shoes are worn in the house, and the owners only use natural cleaning products with no chemicals or fragrances. They don't use any dryer sheets or personal products with fragrances. The A/C and heating units use thick 5" air filters that help keep the inside air clean.
WATER PURIFICATION/TREATMENT SYSTEMS:
The home has a new (2015) under-the-sink reverse osmosis system that is
regularly serviced. There is a whole-house water softener, so that showers and sinks get soft water. The ion-exchange element (the resin in the water softener) was replaced in 2013, so it should be good for five more years.
There is a wireless (cellular) ADT security system tied to all entrances into the home, along with six smoke detectors. A steel front door protects the entrance and a vertical window lets you see anyone at the door. The front porch is well lit with an overhead recessed light, and there are security lights with motion detectors all around the property.
New (2016) Liftmaster Garage Door Opener! The 50-gallon solar/electric water heater provides plenty of hot water, and you can use 100% solar for most of the year. There is a water softener with new resin easily serviced with solar salt. Custom-designed storage Cabinets high up the back wall provide a place household and garden items. Same cabinetry is in the laundry room.
The home has two A/C and heating zones, with two new American Standard Acculink fully programmable thermostats added in 2012. If the family only uses one zone at a time, the other half of the house can be set hotter or colder as desired. Electrical surge protectors protect both A/C units from damage.
The home features a 3-kilowatt rooftop solar photovoltaic system that provides about 3000-5000 kilowatt-hours per year of free electricity to the home, valued at about $300-$500 per year. The solar electric system has a 3-kilowatt inverter in the garage; as a totally passive system it needs no maintenance. The 40-sq.ft. rooftop solar water heater provides most of the family's hot water needs during the year with the backup electric turned off. The solar water heater's controller and pump were replaced in 2015, so it should provide trouble-free operation well into the future. It is a "drain back" system design, so never can freeze, as the water drains from the collector when the pump is off.
All of the original large windows have been replaced with double-pane, low-e vinyl windows, so that the home is comfortable in summer and winter, with no "cold spots" from aluminum-frame windows. The two SEER-16 A/C systems were installed in 2011 and have been inspected twice a year by the original installer. Mature vegetation shades windows on the east, west and north from direct sunlight. Manual shades on the patio protect the living room and kitchen. The home had a formal energy audit in 2010 with tests for air infiltration, infrared heat loss, and duct pressurization. All systems tested within the normal range. The audit provided a HERS rating of 83 (scale of 1-100) for overall energy performance. The HERS rating compares this home's energy performance with that of a standard new home built to the 2009 Arizona energy code, signifying it was 17 percent more efficient than a typical home built in 2009.
In addition to the drip irrigation system, the home features dual-flush toilets,
and a water-efficient dishwasher. Two, 200-gallon cisterns collect rainwater
from half of the roof area for later use in the garden. Rain gutters in the east
and west yards provide direct runoff into the yard for trees and shrubs.
The owners operated a home-based consulting business for six years.
